十万元在北京开一家小店是什么概念呢?
大约你可以开一家大马路边的山西刀削面或者云南过桥米线之类的野店。
如果你有更高的理想和要求，比如就揣着十万元，鸡贼的你还想这家店能够搞得略有些格调，能够在某一个高大上的商圈内，能够有一丝那么若隐若现的逼格，且碰巧你没有任何经营的经验，那么或许你可以听一下伏牛堂的经验分享。

对于一笔十万级的小生意而言，最好的方式是抛弃掉一项要素。对于早期伏牛堂而言，我们果断地弃掉了&人流量旺&这个选项。我们采取了一个这样的选址策略：&一流商圈，十流位置。&
所以对于当时的我们而言，一家理想的店应当是这样的：面价在25--50平米左右(面积合适)，位于某一个大商圈(黄金地段)的犄角旮旯(人流旺这个选项被抛弃)，距离地铁站、公交站的步行距离不超过10分钟，房租支付方式最好为押一付三。&
这里特别值得一提的是房租支付方式。一般对于商铺而言，主流的房租支付方式有两种，一种是押一付六，另外一种是押二付三。初期将有限的资金积淀在房租上，无疑不划算，这里面就涉及到和房东谈判的问题，而选址在人流量极小的地方的好处就是和房东的议价能力也相应地能够强一些。
当时伏牛堂环球金融中心的选址完全符合这样的定位。店面处于高大上的环球金融中心的地下室的拐角，之前是一个完全没有人去的地方，房租极其便宜。之所以敢这样选在传统餐饮不敢来的地方，也很简单，因为我们当时坚信能够帮助我们找到粉丝，引来人流。这种地方干别的不合适，拿来引流再合适不过。
说到引流，什么样的地方是合适的地方呢?张老板认为，就是这个地方本身怎么偏僻和鸟不拉屎都没关系，关键在于它要满足这样的几个要素：离主要公交方式(地铁等)步行距离不超过10分钟，有停车位，毗邻某一主要通行道路(比如环路)，位于某一人流量极旺的大商圈内。
如果能够找到上述的门面，那么恭喜你，你已经搞定了&十万元开店计划&的第一步。接下来你的状态应该是还富余有相当一部分的资金来处理第二个问题：装修。别忘记了，我们需要的是一家略有逼格的小餐馆。
对于零经验创业者，如果你的资金量只是十万级的，在店铺选择上，张老板另外的一个建议是：尽量不要选择空铺以及自己装修。因为这里面至少存在这样几个问题：首先是空铺装修的费用往往很贵。比如光是厨房、电路、燃气这些基础工程，每一项费用都是以&万元&为单位来计算的，这显然折腾不起。其次是空铺装修的时间周期很长，容易在创业者还没有开始运营就已经精疲力尽。
所以张老板关于装修、费用节省、选址相关的一个心得就是接手现成店铺，做简单改造。因为转让的店铺往往都有各种各样的原因，很多都是赔本转让，如果刚好和自己的经营项目能够对应上，那么从装修到设备到手续都可以直接拿来用上，省时省力，且费用肯定比自己重新做新的便宜。
当然接手转让店铺会有一些风险，这需要小心谨慎一些，比如租赁合同这样的重要合同一定要直接和房东签。选择转让店铺会产生的一笔费用是转让费，这笔费用包括了购买现有店铺的装修、设备的费用等。当然也不排除有店主想以此挣钱，提出高的离谱的转让费。总之这笔费用如果谈得合适，肯定还是值得支出的。
以10万的资金量来计算，当你决定以接手转让店铺的方式来经营时，转让费便很有可能成为一笔最大的支出，所以这里就需要耐心和现任店主慢慢墨迹，千万着急不得。
如果你最终选择了接手店铺，那么不一定原有店铺的风格是你满意的，你还想对店做一些简单改造，这时你手头的钱已经所剩无几，怎么办?张老板的经验是：百装不如刷一墙，摆设不如贴海报。快速改变一个店风格的最简单方式就是两个：大面积纯色刷墙，张贴海报。整个伏牛堂当初的后期装修费用没有超过一千元，就是用了一桶油漆、几个海报框和一点布门帘。
如果前期的工作你都完成了，那么接下来你的主要花费还剩下购置设备。对于这块费用的节省，我的建议只有一个，就是在初期的时候严格控制SKU的数量，产品数量少了，设备自然就简单了。
当然，开店千万不能忘记的是要预留一部分公关费用!所谓公关费用，就是花在各种检查、行政或者物业等等身上的费用，你懂的。
此时，你的十万元相信已经所剩无几了，留够第一天的货款，愉快地开业吧!
